1. Compressor Performance Review
- Inspect compressor operation for unusual noise, vibration, or abnormal loading.
- Verify proper oil pressure, temperature, and flow through compressor system.
- Review compressor run time and start-stop data for anomalies.
2. Refrigerant Circuit Checks
- Measure and record refrigerant suction and discharge pressures.
- Inspect piping and fittings for signs of refrigerant leakage.
- Verify the correct function of refrigerant isolation valves and pressure sensors.
3. Electrical System Inspection
- Inspect electrical panel components for looseness, overheating, or corrosion.
- Test breakers, fuses, and control circuits for proper operation.
- Review alarm logs and address any unresolved or recurring electrical issues.
4. Heat Exchanger & Water System Inspection
- Monitor water flow rates and ensure proper operation of pumps and valves.
- Inspect heat exchanger tubes for fouling or buildup.
- Check differential pressure across heat exchangers and compare with baseline readings.
5. Operational Performance Analysis
- Analyze key performance indicators such as EER and COP.
- Compare weekly data with historical trends to detect early signs of inefficiency.
- Log findings and submit the completed report to the facility maintenance management system.
