Mitsubishi EACV – Monthly Water-Cooled Chiller Maintenance Procedure

Use this checklist for monthly maintenance of Mitsubishi EACV water-cooled chillers to ensure reliability, efficiency, and safety compliance.

General System Overview

  • Comprehensive inspection of entire chiller system for leaks, visible wear, or corrosion
  • Inspect all pipes, joints, insulation, and support structures for integrity
  • Record total operating hours and compressor starts for the month
  • Compare operating hours with service schedule requirements
  • Test all alarms (temperature, pressure, low water flow) for functionality
  • Verify alarm audibility and proper notification systems

Compressor & Refrigerant System

  • Inspect compressors for smooth operation and unusual vibrations
  • Verify motor amperage matches manufacturer specifications
  • Measure and record refrigerant pressures at all key points
  • Perform comprehensive leak detection using electronic methods
  • Check oil levels and analyze oil quality for contamination
  • Replace oil if analysis indicates degradation or contamination

Heat Exchanger & Cooling Tower

  • Thoroughly inspect condenser coils and clean to remove all debris
  • Verify heat exchange efficiency meets design specifications
  • Measure and document water flow rates through condenser
  • Record entering and leaving water temperatures for trending
  • Deep clean cooling tower including basin, fill, and distribution system
  • Inspect and clean cooling tower fans and verify motor operation
  • Check for biological growth and treat as necessary

Water System & Treatment

  • Verify proper water circulation and pressure throughout system
  • Inspect all water pumps for leaks, unusual sounds, or vibration
  • Verify water treatment chemical dosing rates and adjust as needed
  • Monitor water quality for scale buildup and corrosion prevention
  • Perform comprehensive water testing including pH, alkalinity, hardness
  • Address any chemical imbalances identified in water analysis

Electrical System

  • Comprehensive inspection of all electrical connections for corrosion or wear
  • Tighten all loose terminals and replace worn connections
  • Test all fuses, circuit breakers, and relays for proper operation
  • Inspect motor windings and fan blades for wear or damage
  • Verify control panel displays and calibrate if necessary
  • Document and clear any error codes present in system

Safety & Protection Systems

  • Test all pressure relief valves for proper operation and reset
  • Verify valves are not obstructed and move freely
  • Test emergency shutdown system under simulated fault conditions
  • Verify high-pressure cutoff operates at correct setpoint
  • Verify low-pressure cutoff operates at correct setpoint
  • Update all safety labels and verify emergency procedures posted

Performance Monitoring

  • Analyze monthly operating parameters for efficiency trends
  • Calculate actual kW/ton and compare with design specifications
  • Review temperature and pressure data for abnormal patterns
  • Compare current month data with historical performance
  • Document energy consumption trends and identify inefficiencies
  • Generate performance report with recommendations for optimization

Documentation & Reporting

  • Complete monthly maintenance log with all inspection findings
  • Document all corrective actions taken and parts replaced
  • Summarize system performance for monthly management report
  • Update water treatment logs with monthly analysis results
  • Verify compliance with ISO 14001 environmental standards
  • Confirm adherence to OSHA safety regulations and document
