Trane CenTraVac™ – Monthly Chiller Maintenance Procedure

Use this checklist to perform monthly maintenance on Trane CenTraVac™ centrifugal chillers to ensure consistent performance, energy efficiency, and system reliability.

General System Overview

  • Thorough inspection of entire chiller system for leaks, corrosion, physical damage.
  • Verify operating hours and compressor starts within expected monthly limits.
  • Review complete alarm history for recurring issues or patterns.
  • Inspect piping insulation integrity and support structures.
  • Check equipment nameplates and update maintenance records.
  • Verify mechanical room environmental conditions and ventilation.

Advanced Control System Analysis

  • Download and analyze monthly trending data from Tracer AdaptiView.
  • Review and optimize control algorithms and setpoints.
  • Verify BAS communication protocols and data exchange accuracy.
  • Calibrate temperature and pressure sensors against standards.
  • Update control software/firmware if new versions available.
  • Backup control system configuration and settings.

Compressor & Refrigerant System

  • Comprehensive compressor performance test and vibration analysis.
  • Perform detailed refrigerant leak test using electronic detector.
  • Oil sample collection and laboratory analysis (standard models).
  • Test oil heater functionality and temperature regulation.
  • Inspect and test magnetic bearing backup power system (if equipped).

Electrical System Testing
