General System Overview

  • Visual inspection of Thermafit chiller unit for leaks, damage, or abnormal conditions.
  • Record operating hours and compressor starts from Tracer display.
  • Verify all safety alarms and indicators are functional.
  • Check proper Trane labeling and hazard warning signs visibility.
  • Inspect for corrosion, loose fasteners, or damaged insulation.

Control System & Display

  • Trane Tracer controller display clear and functional.
  • No active alarms or fault codes present.
  • Control panel touchscreen/buttons responsive.
  • Operating setpoints within design parameters.
  • Trend data logging functioning properly.
  • BAS communication status verified (if applicable).

Screw Compressor System

  • Twin-screw compressor operation smooth without unusual vibrations.
  • Oil level within sight glass acceptable range.
  • Oil temperature and pressure within specifications.
  • Oil separator functioning correctly.
  • Slide valve/capacity control operating smoothly.
  • Compressor discharge temperature within limits.

Refrigerant System

  • Refrigerant charge adequate per sight glass indication.
  • No refrigerant leaks detected (visual/electronic check).
  • Suction and discharge pressures within range.
  • Superheat and subcooling values optimal.
  • Filter drier pressure drop acceptable.
  • Thermostatic expansion valve operating properly.

Electrical Components

  • Voltage and current readings within Trane specifications.
  • Proper grounding verified and connections secure.
  • Motor terminals free from corrosion and tight.
  • Compressor motor amperage within FLA rating.
  • Variable frequency drive (VFD) operating correctly if equipped.
  • Control transformer voltage output correct.

Water Systems

  • Chilled water flow rate within design parameters.
  • Condenser water flow adequate with no restrictions.
  • Entering and leaving water temperatures appropriate.
  • Water pressure drop across heat exchangers acceptable.
  • Flow switches and sensors functioning properly.
  • Water treatment system operating (verify chemical levels).

Heat Exchangers

  • Evaporator approach temperature within specifications.
  • Condenser approach temperature acceptable.
  • No signs of fouling or scaling on tube surfaces.
  • Refrigerant level in evaporator appropriate.
  • No visible refrigerant or water leaks at connections.

Safety & Protection Systems

  • High/low pressure cutouts tested and operational.
  • Oil pressure safety switch functioning correctly.
  • Emergency stop button accessible and functional.
  • Freeze protection controls verified operational.
  • Relief valves properly seated with current test dates.
  • Lockout/tagout procedures posted and accessible.

Performance Monitoring
